What is the difference between an appraisal and a home inspection?

The appraiser formulates an opinion of the property’s value for the lender.

The appraisal report usually comes right in at the loan value of the property and generates a report for the bank or lender.

The appraisal report should not be the only document used in making a buying decision for the new homebuyer or real estate investor.

A home inspection report educates the buyer about the condition of the home and its major components such as

  • central air conditioning
  • interior plumbing
  • electrical systems
  • roof
  • attic
  • visible insulation
  • walls
  • ceilings
  • floors
  • windows
  • doors
  • foundation

Can a house fail an inspection?

No.  The home inspection report is just a thorough review of the condition of the house.

You will get a report that describes the physical condition of the home and you can use this report to question any needed issues or repairs.

The cost of the report is based off of the square feet of the home.

Why you need a Home Inspection report?

When you are considering buying a house the biggest fear is after closing you discover a major repair is needed and you now have to pay out of pocket.

A Home inspection report can allow you to purchase a property with confidence.  

The report identifies problems and it doesn’t indicate you shouldn’t buy the house but allows the opportunity to understand what are the issues with the property and allows you to have a conversation with the buyer or the seller to either negotiate the price based on the condition of the house or get the repairs done before the closing.
