RECENT MARRERO, LA HOMEOWNERS INSURANCE SAVINGS REPORT
NEED: Customer called and needed a home insurance quote because his mortgage payment had become unsustainable. He had no claims on the record and believed his premium to have “increased 50%” since he purchased the policy six years ago.
PROBLEM: Customer received the homeowners renewal it was over $3,700.
NEEDS ANALYSIS: We were able to review the existing renewal declarations page and discovered he had
- an HO-2 policy instead of a HO-3 policy.
- Actual Cash Value on contents (depreciation) instead of replacement cost
- 100,000 Liability instead of 300,000 liability limit
- Named Storm deductible instead of a Hurricane Deductible
1. HO-2 policy form is not as broad of coverage as an HO-3.
2. Actual Cash Value on contents
Depreciation on contents if there is a claim would result in a lower claim payout.
Unless you know and understand your contents are subject to depreciation, you should not have this endorsed on your policy.
3. 100,000 Liability limit instead of 300,000
The cost to increase your liability limit to the next level of 300,000 could be as low as $15.
With having the 300,000 liability you would qualify for an Umbrella policy.
4. Named Storm Deductible instead of a Hurricane Deductible
Give it a name.
A tropical storm would be subject to the 1%, 2%, 3% or 5% higher deductible amount.
If you only had a Hurricane Deductible, a Hurricane claim would be subject to a higher deductible amount.
A tropical storm would fall under the lower AOP or All Other Perils deductible.
